1. Light Coming Through the Attic
If you can see daylight through your roof boards when standing in the attic, you have holes that need to be addressed immediately. Water and cold air follow the same path light does.
2. Your Roof Is 20–30 Years Old
Most asphalt shingle roofs are designed for 20–30 years. If your roof is approaching or past that range, it may be showing signs of wear even if it looks okay from the street.
3. Shingles Are Curling or Buckling
Shingles that curl at the edges or buckle in the middle are a clear sign of weathering and potential moisture damage. In Colorado's climate, this often happens after prolonged hail or UV exposure.
4. Granules in the Gutters
Asphalt shingles shed granules as they age. Finding significant granule buildup in your gutters means your shingles are losing their protective coating and their lifespan is shortening.
5. Missing or Cracked Shingles
